The two add-back traps in that bridge:
Management fee (CAUTION, not solid). Adding the self-management fee back is defensible for a refinance where you keep managing. For a sale, a buyer must pay a manager, so the right move is to show a market management fee (a standard 3% of revenue, assumption, which is $87,313 on FY2025 revenue of $2,910,439, higher than the $60,315 booked). Treatment depends on whether Tyler is working a sale or financing.
The $44,249 of owner-tagged operating costs. Health insurance ($30,613), staff meals ($9,448), and comp breakfast ($3,094) are tagged owner-class in the data but they are real, recurring costs of running the hotel. Leaving it in overstates 2025 NOI by $59,133 (the 2024 level, acct 6115) and is the single fastest way for a buyer's accountant to lose trust in the whole package.
